Sealcoating vs. Resurfacing — Which One Is Needed?

Sealcoating — the maintenance step

Sealcoating is a thin protective coat over a working asphalt surface. Done every 2–3 years, it blocks UV damage, fills hairline cracks, and roughly doubles the life of the driveway. Sealcoating is the right answer when the driveway is intact, draining correctly, and the cracks visible on the surface are hairline. Resurfacing — the middle option

Resurfacing places a fresh 1.5–2 inch wearing course of new asphalt over the existing surface. Right answer when the driveway is rough, oxidized, or showing medium cracks — but the underlying base is still firm and drainage still works. Lasts 12–18 years. Replacement — the full pour

Driveway replacement rips the old surface out, fixes the base, and pours new asphalt in two lifts. Right answer when the base has failed, alligator cracking covers most of the surface, drainage is broken, or the driveway has heaved or settled. Lasts 18–30 years.
